Bridge loans finance properties in transition. Oak needs to understand how a property will be cash-flowing in 24 months, when the loan matures.

LENS was built to underwrite that question consistently on every deal, including the refinance risk before funding.

How LENS underwrites a deal.

01 / Evidence

AI structures the file.

AI tools scan the documents, extract the relevant data, and organize it for Oak’s underwriting model. The process reconciles subtotals against their components and halts on a mismatch, with an audit trail on every number.

AI ends at a structured record. It makes no credit decision.

02 / Underwriting

Code applies the rules.

Controlled credit logic performs comparable analysis, sizing, pricing, credit scoring, forward projections, and exit and refinance testing. The same inputs produce the same output against published rules.

It sizes, prices, and scores. It does not approve.

03 / Judgment

People make the decision.

An experienced underwriter tests and challenges the analysis. Any override is recorded with its reason. The credit committee decides, and no deal advances without human review.

Humans also underwrite sample loans in parallel to continuously calibrate the standard.

Compass produces 36 consistently structured sections on every deal, with hundreds of individual underwriting findings. The demonstration follows a deal file through that analysis.

Credit Risk Grade

Six dimensions combine into one framework: property performance, leverage and coverage, sponsor, execution risk, refinance risk, and submarket durability.

Submarket durability

Forward indicators inform a consistent durability grade, testing how the asset may be received in the market at takeout.

Flags, rents, and cash flows

Review concerns that need attention, property-specific rent and comparable analysis, and the income and expense build that drives projected net operating income.

Refinance and stress testing

Test takeout channels against current lending terms and examine how changes in rent, net operating income, and exit assumptions affect refinance proceeds.

Judgment and calibration

What is live. What is planned.

Origination and credit: intake, evidence, the full underwriting build, sizing, pricing, risk flags, exit testing, and the Compass report.

Consistent standards, documented assumptions, and visible exceptions support review of the underwriting file.

Planned capabilities

Third-party report reconciliation, closing, servicing, and portfolio risk aggregation are sequenced for future development.

Per-channel takeout probability grading, click-to-source traceability inside Compass, and expanded takeout intelligence are also planned.
